Six Reasons to Hire a Leading Real Estate Company
1. Education, experience and longevity that a company and its agents bring to a specific market.
2. Multiple list of services that an agent backed by a top producing company can provide, such as mortgage lending, mort- gage insurance and relocation specialists.
3. Price guidance. 4. Professional networking.
5. Market condition analysis and information. 6. Leading real estate companies hire
seasoned, career-oriented agents who act as buffers for property showings/visits, have negotiation skills, confidentiality, can answer questions after closings, handle tremendous paperwork, assist in potential downfalls, and develop relationships for future business.
Eight Questions to Ask When Hiring A Real Estate Company
1. By law, every real estate agent is required to be licensed by its state commission. Check with your local state commission to see if a company’s agent is licensed before signing an agreement. Most states have a Web sites where you can easily verify agents online.
2. Ask around for someone who has recently bought or sold a home. Bankers, attorneys, accountants, the local Association of Realtors or even your neighbor might be a good source of information. It is also wise to interview more than one company and choose one that you feel most comfortable hiring.
3. Inquire about the company’s guidelines when hiring an agent. Find out how they choose who will actually represent their interests.
4. Do the company and agent have access to the latest technology such as the Internet?
5. What is the agents’ work environment?
6. Do they have access to legal counsel? Some negotiations are lengthy and complex.
7. Are the agents full-time and trained to handle contingencies, inspections, appraisals/surveys, repairs, buyers’ financial approval, detailed coordination of closings and knowledge of market analysis?
8. After you hire an agent that represents a company, you will probably be asked to sign an agency contract (a listing agreement if you are a seller) that will detail your arrangement with the agent (licensee). You may want to consult an attorney before signing an agreement; however, you are not obligated to sign if you choose to be a customer.
